In Western Australia, lessors have the right to carry out routine inspections on a property up to a maximum of four times per year. Real estate property managers who have a well managed rent roll will perform a routine inspection once every three months and by doing so will keep the owner updated on the property and reduce the risk of any issues escalating during the course of a tenancy.

Routine inspections are carried out to ensure the tenant is caring for the property and to check if there are any maintenance or safety issues that may require immediate attention. The tenant should however notify the property manager immediately of any urgent matters and not wait for a routine inspection to be performed.
